5 Steps For a Smooth Estate Sale

Step 1. Consultation
Our in-person estate sale consultation gives you a clear, stress-free understanding of what to expect. We walk through your home together, assess the items you’d like to sell, answer your questions, and discuss your goals, timeline, and any special circumstances. You’ll receive expert guidance on pricing, preparation, and how the sale process works—from setup to cleanup. This personalized visit ensures you feel confident, informed, and supported every step of the way.
Step 2. Estate Preparation
Over the course of a week, we come out to the home to organize, merchandise, and price the items that are for sale. Pricing the items vary based upon market value, experience, and we also reach out to experts in specific fields to ensure accuracy and to gain the best price for you. During this time, we take several hundred elevated and polished photos of your items and advertise your sale. We utilize a multi channel marketing approach to include social media, a comprehensive email list (comprised of customers who have been to our previous sales) that grows with each sale, directional signs, estatesales.net, and the local newspaper. This helps drive stronger sales and attracts a larger audience.
Step 3. Estate Sale Days
Our Estate Sales are typically held over the course of two concurrent days. During the sale, we manage all customer interactions, negotiate when appropriate, and maintain an organized, secure environment. It’s a smooth, stress-free process designed to maximize your return while treating your home and belongings with respect.
Step 4. Clean Up
After your estate sale has been completed, we go to work cleaning up the home. Customers have the option to sell/dispose of any remaining unsold items, or they can opt for us to remove them. We additionally offer trash removal for an additional fee (see contract).
Step 5. Payment
Payment is remitted by check within 30 days after the sale has been completed. This allows time for credit card transactions to to be fully processed and checks to clear.
